Morabito Consultants provided structural engineering services for BWI Tech Park Extra Space Storage, a five-story, approximately 135,000-square-foot self-storage facility located within the Baltimore Washington Technology Park in Linthicum, Maryland. The project supports modern storage operations in a high-visibility commercial setting near BWI Airport.
The building uses a structural steel framing system with steel beams and columns supporting composite concrete floor slabs. This steel-framed self-storage design provides strength, durability, and layout flexibility for climate-controlled storage units, tenant circulation, and operational access across multiple levels.
A taller parapet wall at the corner entrance creates a prominent architectural feature and strengthens the building’s street presence. Morabito Consultants coordinated the structural framing to support this visual element while maintaining efficient load paths and constructible detailing.
The completed facility demonstrates Morabito Consultants’ experience with multi-story self-storage structural engineering, steel framing systems, composite slab design, and commercial storage facility design that balances operational performance with market appeal.
