High Ridge Building Renovation | Howard County, MD | February 26, 2026

Morabito Consultants provided structural engineering services for the renovation of the High Ridge Building in Howard County, Maryland. As part of a collaborative design team, our work supported the adaptive reuse of the existing facility while ensuring compliance with current building codes and performance standards.

Working alongside MW Studios (Architect) and Allen + Shariff (MEP Engineer), our team evaluated the existing structural systems and developed targeted reinforcement solutions to accommodate architectural and mechanical upgrades.

Structural Design for Adaptive Reuse

Renovating an existing building requires careful analysis of original structural framing, loading capacity, and constructability. For the High Ridge Building project, Morabito Consultants delivered structural engineering solutions that included:

  • Design of foundations and support for a new ADA-accessible exterior ramp
  • Infill of a removed stair opening with new slab and framing
  • Roof framing analysis to support new mechanical equipment loads
  • Reinforcement of existing roof bar joists
  • Structural coordination for new sprinkler and MEP system installations
  • Framing around new roof and floor openings

By reinforcing and adapting the existing structure, the project team maintained efficiency while extending the building’s service life.

Coordinated Structural & MEP Upgrades

Upgrades to mechanical and fire protection systems often introduce new structural demands. Our engineers analyzed existing roof framing to confirm capacity and designed reinforcement where required, ensuring the building could safely support modern HVAC and sprinkler systems.

Early collaboration between structural, architectural, and MEP disciplines helped streamline design and minimize field modifications during construction.
