Morabito Consultants (MC) is proud to have teamed with Concrete Protection & Restoration (CP&R) in the repair of this three-story with partial basement parking garage located at the scenic Johns Hopkins Business Park in Mount Washington, Baltimore City. This 30-year-old precast parking structure was shut-down to traffic in 2018 due to severe structural deterioration, with numerous beams on the brink of failure. MC provided demolition and repair options to the owner, where ultimately it was decided to repair the structure due to the difficulty of demolition along the property line. The repairs presented numerous challenges, including several prestressed girders where over half of the quantity of prestressed steel tendons were found to be fractured. Because of CP&R and MC’s extensive experience in prestressed concrete design and repair, these concrete girders were able to be fully restored in-place without the need for excessive reinforcement or enlargement.
