Morabito Consultants provided structural engineering services for the repair and reconstruction of a two-level parking garage and surrounding sidewalk system adjacent to the Mid-Atlantic Properties headquarters in Towson, Maryland. The 55-year-old structure included precast concrete plank, masonry plank, and conventional cast-in-place concrete construction, all of which had experienced long-term deterioration and water infiltration.
Following a comprehensive structural evaluation, Morabito Consultants determined that deterioration of the existing asphalt wearing surface over the masonry plank deck required full structural replacement. As part of a value engineering effort, the firm developed a rehabilitation solution using a one-way post-tensioned concrete slab and beam system to improve durability, constructability, and long-term performance.
The post-tensioned slab design improved resistance to water intrusion and eliminated the need for a traditional wearing surface by incorporating a urethane traffic-bearing waterproofing system. Morabito Consultants also provided construction administration and evaluation services, resulting in a modernized parking facility with improved structural capacity and extended service life.
