Morabito Consultants provided structural engineering design services for Brightview Hunt Valley, a new podium-style senior living community in Hunt Valley, Maryland. The multi-level facility includes Independent Living, Assisted Living, and Memory Care residences above structured parking, with approximately 225,000 square feet of residential space, podium-level courtyards, and an 84,400-square-foot parking garage.
The project features two levels of parking below the podium, including one level partially below grade, with the residential building organized into a five-level Independent Living wing and a three-level Assisted Living and Memory Care wing. Structural systems include reinforced concrete foundations, slab-on-grade and framed garage slabs, a poured-in-place concrete podium transfer slab, Hambro composite floor framing, wood-framed independent living levels, and masonry shear walls at stairs and elevator cores.
Additional structural design services included coordination with the adjacent shared garage development, design of a cast-in-place concrete retaining wall, and redesign of the generator enclosure and slab-on-grade to accommodate updated utility requirements. The completed community provides a durable, efficient structural framework for a full-service senior living environment.
