GBMC Daffodil Garage Demolition
Morabito Consultants provided structural engineering services for the shoring and post-tensioned de-tensioning of the GBMC Daffodil Garage at Greater Baltimore Medical Center in Towson, Maryland. The existing parking structure, originally built in 1976, consisted of a one-way post-tensioned slab system supported by post-tensioned beams, cast-in-place columns, and spread footings. Following prior structural evaluations that identified significant deterioration, emergency shoring needs, and long-term repair-versus-replacement considerations, the garage was advanced for demolition and replacement.
Morabito Consultants’ scope included evaluation of existing structural drawings, preparation of post-tensioned de-tensioning and shoring plans, and development of documents to support the controlled de-tensioning of the structure. The work required review of existing construction joints, potential internal anchor locations, live-end anchor conditions, and contractor-provided GPR findings prior to finalizing de-tensioning procedures. Shoring was designed to accommodate the de-tensioning sequence, with consideration given to temporary support requirements, basement wall bracing, and the use of either shoring towers or individual posts based on contractor preferences.
The demolition package included procedures for removing architectural and MEP components, cutting barrier cables, removing precast façade panels, shoring the structure, demolishing conventionally reinforced ramp and bridge structures, and carrying out post-tensioned de-tensioning prior to demolition of the PT concrete structure. De-tensioning procedures addressed saw cutting of PT slabs, saw cutting continuous PT beams over high points, exposing live anchorage ends for single-span PT beams, and installing slab-edge tendon protection where required. The project supported a controlled demolition process while helping maintain structural stability and safety during the initial stages of garage replacement.
