Venice at Deering Bay
Morabito Consultants provided structural engineering, waterproofing, and building envelope consulting services for a comprehensive restoration program at the luxury waterfront condominium community, Venice at Deering Bay. The project addressed long-term deterioration and water infiltration affecting the elevated plaza deck, courtyard areas, and adjacent building envelope components. The multi-phase rehabilitation focused on extending the service life of the structure while improving waterproofing performance and occupant comfort.
The scope included investigation and repair of the elevated plaza and courtyard deck systems, replacement of deteriorated waterproofing membranes, restoration of structural concrete elements, and rehabilitation of expansion joints and drainage components. Morabito Consultants performed structural evaluations, condition assessments, repair design, construction administration, and phased implementation planning to address concealed deterioration discovered during construction.
As part of the broader building envelope improvements, the project included replacement of exterior windows and doors to enhance weather resistance and improve integration with the new waterproofing systems. The restoration program required careful coordination between façade, waterproofing, and structural repairs to maintain the integrity of the occupied residential property while minimizing disruption to residents. Through a phased approach, the project improved moisture protection, restored deteriorated structural components, and enhanced the long-term durability of the plaza deck and surrounding building envelope systems.
