Canton Cove Condominium
Morabito Consultants is providing structural and façade engineering services for the evaluation, restoration, and long-term maintenance planning of the building envelope at Canton Cove Condominiums, a mid-rise waterfront residential community in Baltimore’s Canton neighborhood. The project was initiated to address recurring water intrusion, aging exterior envelope components, and deferred maintenance affecting balcony roof terraces, window wall systems, EIFS cladding, masonry parapets, and associated waterproofing elements.
Comprehensive façade investigations identified deterioration of original balcony terrace waterproofing systems, weathered sealants, moisture-related distress at parapet assemblies, aging EIFS components, and deficiencies at critical window wall and flashing transitions. Based on these findings, Morabito Consultants developed a phased remediation strategy focused on reducing water intrusion risks while extending the service life of the building envelope. Recommended improvements include replacement of aging balcony and roof terrace waterproofing systems, restoration and recoating of EIFS-clad wall assemblies, parapet flashing upgrades, comprehensive sealant replacement, window wall waterproofing enhancements, masonry restoration, and associated drainage improvements.
The project also includes detailed façade planning, preparation of repair documents, contractor procurement support, and construction administration services for targeted building envelope repairs. In parallel with the façade restoration program, Morabito Consultants is providing engineering services for replacement of the main roof membrane and evaluation of permanent roof-mounted safety anchor systems to support future façade access and maintenance operations. Upon completion, the improvements will enhance weather resistance, reduce water infiltration, improve long-term durability, and establish a strategic framework for future building envelope maintenance.
