Morabito Consultants provided structural engineering, restoration design, and building envelope consulting services for the comprehensive rehabilitation of Parker Plaza Estates, a 22-story, 518-unit oceanfront condominium complex. The project encompasses the inspection, evaluation, and remediation of the residential tower façade, pool and recreation deck, entrance drive, elevated parking deck, and parking garage structures, while supporting the building’s required 40-year recertification and subsequent Building Safety Milestone Inspection requirements.
The multi-phase restoration program includes the repair of deteriorated concrete, masonry, and stucco throughout the building envelope and associated site structures. Structural repairs address concrete slabs, beams, joists, columns, and walls within the recreation deck, entrance drive, elevated parking deck, and parking garage, while façade improvements include extensive stucco remediation, balcony reconstruction, and replacement of exterior-rated fire doors. The project also includes replacement of the tower roofing system and restoration of aging structural and waterproofing components to improve long-term durability and building performance.
To address ongoing water intrusion concerns, Morabito Consultants designed comprehensive waterproofing improvements, including the installation of new waterproofing membranes at the pool and recreation deck, entrance drive, elevated parking deck, and planter areas throughout the property. Engineering services include structural investigations, repair design, construction documents, permitting support, construction administration, and recertification services. The completed restoration program will enhance structural integrity, improve waterproofing performance, restore the building envelope, and extend the service life of this prominent South Florida residential community.
