Morabito Consultants provided structural engineering and façade remediation services for the comprehensive exterior envelope rehabilitation of a multi-story office condominium building at 606 Baltimore Avenue. The project was developed to address long-term water intrusion and deterioration within the building’s brick veneer façade and backup wall system. Investigations identified deficiencies in the existing flashing, waterproofing, masonry, and supporting steel components, requiring a coordinated repair program focused on restoring the performance and durability of the building envelope.
The rehabilitation design included replacement of deteriorated brick veneer, installation of new flashing and waterproofing systems, masonry restoration and repointing, repairs to concealed structural steel framing and shelf angles, and improvements to the wall assembly’s thermal and moisture control performance. Morabito Consultants prepared repair documents, technical specifications, bidding support, and construction administration services to facilitate the phased execution of the work while maintaining building operations. The completed improvements enhanced weather resistance, reduced water infiltration, and extended the service life of the building façade.
