Morabito Consultants provided structural engineering and building envelope consulting services for the repair and maintenance of the exterior façade at Osler Medical Center Condominium, a multi-tenant medical office building in Towson, Maryland. While the building’s masonry veneer remained in generally good condition, evaluations identified significant deterioration and water intrusion concerns associated with the aging glass curtain wall system. Rather than complete replacement, Morabito Consultants developed a targeted repair program intended to extend the serviceable life of the curtain wall system and improve its long-term performance.
The restoration design focused on curtain wall repairs, sealant replacement, and comprehensive re-sealing of the building envelope to reduce water infiltration and air leakage. Repairs included resealing exterior curtain wall components, creating a barrier system at mullion joints and intersections, addressing deteriorated gasket conditions, repairing flashing and related façade elements, and maintaining the system’s internal drainage and weep functionality. The program was carefully developed to improve weather resistance while accommodating the limitations inherent in repairing an aging curtain wall assembly.
Morabito Consultants provided repair design, preparation of construction documents and technical specifications, permit support, contractor coordination, and construction administration services. Working closely with the façade restoration contractor, the team developed cost-effective solutions that enhanced the watertight integrity of the building envelope, mitigated moisture intrusion, and helped extend the useful life of the existing curtain wall system while deferring the need for full replacement.
