9 East Mount Royal Apartments
Morabito Consultants provided structural engineering services for 9 East Mount Royal Apartments, a 70,000-square-foot, 64-unit residential building in Baltimore’s Mount Vernon neighborhood. Located within the city’s Art District, the project offers convenient access to nearby colleges, shopping, restaurants, and cultural destinations.
The development consists of a five-level wood-framed residential structure supported by a cast-in-place concrete podium system with two levels of parking. The structural design includes a 16-inch-thick concrete transfer slab over a framed parking level, along with on-grade parking for 41 vehicles.
The building includes luxury one- and two-bedroom apartments, a fitness center, coffee shop, and rooftop terrace. Its modern façade and large floor-to-ceiling windows required careful coordination of structural framing to support expansive openings while maintaining overall building efficiency.
Throughout design, Morabito Consultants adapted to evolving project requirements, including a basement level, accelerated permit and construction timelines, and revised foundation systems incorporating auger pressure-grouted piles. These changes required flexible structural solutions to maintain schedule and performance goals.
The completed development delivers a contemporary urban residential building that blends efficient podium construction with modern architectural features and supports the character of the surrounding Mount Vernon neighborhood.
