Century One Condominium
Morabito Consultants provided structural engineering and restoration design services for the rehabilitation of the 26-story Century One Condominium, a residential high-rise encompassing approximately 250,000 square feet and 178 condominium units. The project began with a comprehensive structural assessment of the building’s balconies, concrete façade, and railing systems to identify deterioration, evaluate structural conditions, and establish a long-term repair strategy for the aging waterfront structure.
Following the investigation, Morabito Consultants developed construction documents for a comprehensive restoration program that included balcony reconstruction, concrete repairs, waterproofing improvements, and coordination of window and sliding glass door replacement work. The repair design addressed deteriorated concrete at balcony slab edges, railing post connections, and other façade elements requiring restoration to improve durability, safety, and long-term performance. Repair recommendations also incorporated findings from supplemental material testing and condition assessments performed during the evaluation phase.
As part of the rehabilitation effort, Morabito Consultants designed a new OSHA-compliant roof anchor system to support suspended scaffolding and future façade access requirements. Permanent fall protection and suspended scaffold anchorage systems were incorporated into the project to facilitate both the immediate restoration work and future building maintenance activities. Morabito Consultants also provided bid support, construction administration, and special inspection services throughout construction, helping ensure compliance with project requirements and local building regulations.
