Club Tower at the Ocean Club
Morabito Consultants provided structural engineering, façade restoration, and building envelope consulting services for the evaluation and rehabilitation of three 20-story residential condominium towers at Club Tower at the Ocean Club. The project began with comprehensive structural and balcony investigations that identified concrete deterioration, post-tensioning concerns, façade cracking, deteriorated sealants, corrosion of railing and window components, water intrusion, cooling tower slab deterioration, and aging exterior finishes throughout the property. The assessment also included the associated recreation deck and parking garage structures, where deterioration related to waterproofing failures and expansion joint deficiencies was identified.
Morabito Consultants developed a phased remediation program focused on restoring the structural integrity and long-term performance of the towers and supporting structures. Repairs included post-tensioned concrete restoration, concrete and masonry repairs, stucco remediation, waterproofing improvements, sealant replacement, balcony and railing repairs, expansion joint rehabilitation, epoxy crack repairs, cooling tower slab restoration, and targeted structural upgrades. The project also addressed building envelope deficiencies through comprehensive façade restoration and exterior coating improvements designed to mitigate water infiltration and extend the service life of the structures.
Morabito Consultants provided engineering design, construction documents, bid and permit support, construction administration, and threshold inspection services throughout the multi-year restoration effort. The completed improvements enhanced structural resiliency, improved waterproofing performance, restored deteriorated façade elements, and extended the useful life of the residential towers and associated amenities.
