Grove Isle Condominium

Morabito Consultants provided structural engineering, remediation, waterproofing, building envelope consulting, and threshold inspection services for the comprehensive restoration of Grove Isle Condominium, a large waterfront residential complex in Coconut Grove, Florida. The property includes three 18-story condominium towers, sculpture decks, pool decks, and multi-level parking structures serving more than 500 condominium units.
The multi-phase condominium restoration focused on deteriorated plaza decks, pool decks, sculpture decks, and parking garage structures. Morabito Consultants designed structural repairs, waterproofing improvements, strengthening measures, and deck upgrades to support new paver systems, expanded landscaping, shallow and deep planter installations, accessibility improvements, and long-term water management.
As Structural Engineer of Record, Morabito Consultants prepared contract and permit documents for concrete slabs, beams, decks, ramps, stairs, planters, waterproofing systems, pergolas, and related amenity deck renovations. The firm also provided value engineering services to reduce construction costs while maintaining structural performance, code compliance, and constructability.
The restoration also included threshold and special inspection services required by the City of Miami Building Department, along with field reviews of concrete, masonry, structural steel, waterproofing, stucco, wall coatings, sealants, expansion joints, pavers, railings, trellises, pool waterproofing, helical piles, and related building components.
Morabito Consultants also supported building recertification and specialized structural coordination for Lanai decks, terrace waterproofing, pool reconstruction, drainage improvements, wind-load requirements, and ADA-related modifications. The completed work improved durability, code compliance, accessibility, water management, and long-term performance throughout one of Miami’s premier waterfront condominium communities.
