Morabito Consultants is providing structural engineering, restoration design, and owner representation services for the comprehensive rehabilitation and 25-year recertification of Las Olas by the River Condominium, a nine-story, 241-unit residential community in Fort Lauderdale. The project includes the evaluation, repair, and long-term restoration of the building façades, recreation and pool deck, parking garage, and roofing systems to address deficiencies identified during the recertification process and to improve the long-term performance of the property.
The multi-phase restoration program includes stucco façade remediation, concrete and masonry repairs, waterproofing upgrades, sealant replacement, expansion joint rehabilitation, restoration of parking garage structural elements, and replacement of the tower roofing systems. Morabito Consultants prepared comprehensive construction documents and technical specifications for façade, garage, and recreation deck repairs, including waterproofing improvements, protective coatings, and related structural restoration work. The project also includes coordination of life-safety improvements and recreation deck enhancements as part of the overall rehabilitation effort.
In addition to engineering design services, Morabito Consultants serves as the owner’s representative, providing bid and permit support, contractor procurement assistance, construction administration, threshold inspections, and coordination among the project’s multidisciplinary design team. The phased restoration strategy allows critical façade and building envelope repairs to proceed while supporting the property’s required structural and electrical milestone certification obligations. Upon completion, the improvements will enhance structural integrity, improve waterproofing performance, extend the service life of the building envelope, and support compliance with Florida’s building recertification requirements.
