Morabito Consultants provided structural engineering services for the complete redevelopment of Laurel Town Center in Laurel, Maryland. The large-scale retail redevelopment transformed an aging shopping center into a modern open-air mixed-use destination with retail, dining, entertainment, office, and residential components.
Completed in 2014, the redevelopment introduced restaurants, grocery, cinema, and retail spaces that support community needs and regional commercial activity. The project required flexible structural systems capable of accommodating varied tenant requirements, changing layouts, and phased construction across a large retail site.
The structural scope included multiple building types totaling more than 270,000 square feet. Two large tilt-up concrete panel buildings totaling approximately 172,800 square feet were complemented by seven smaller steel-framed buildings totaling approximately 98,200 square feet, providing efficient solutions for a diverse retail program.
Throughout design, Morabito Consultants coordinated structural modifications for shifting building footprints, column grid changes, revised foundation systems, rooftop mechanical units, canopies, façade features, and evolving tenant layouts. The completed retail redevelopment blends multiple structural systems and tenant configurations into a cohesive commercial destination.
