Morabito Consultants provided structural engineering services for Little Patuxent Square, a 280,000-square-foot mixed-use development located in Downtown Columbia, Maryland. The project features more than 150,000 square feet of office space, ground-level retail, and twelve levels of luxury residential units. Five levels of below-grade parking accommodate approximately 744 vehicles, requiring a carefully coordinated structural system to support the development’s varied program elements.

The structure consists of a post-tensioned concrete system designed to support both office and residential loads efficiently. Structural systems include spread footing foundations and cast-in-place concrete floor systems, with two-way flat slabs in office areas and post-tensioned flat slabs in residential levels to optimize spans and performance. Residential amenities, including rooftop and terrace spaces, required specialized framing and coordination with architectural features. Throughout design, Morabito Consultants worked closely with the project team to address evolving architectural revisions, façade enhancements, column layout modifications, and foundation conditions.

Designed to meet LEED Gold certification standards, Little Patuxent Square reflects a commitment to sustainable mixed-use design while contributing to the continued growth and revitalization of Downtown Columbia.
