Riverside Wharf
Morabito Consultants provided structural engineering design services for Riverside Wharf, a 46,500-square-foot, three-story mixed-use building located on a prominent corner site in Baltimore’s Federal Hill neighborhood. The project brings retail, healthcare, office, and parking uses together within a compact urban footprint near the Inner Harbor.
The building includes healthcare-related office space occupied by MedStar Health, ground-level retail, slab-on-grade parking, and an elevated parking deck integrated into the overall structural design. This mixed-use configuration required careful coordination of framing, circulation, tenant needs, and parking loads within a constrained city site.
Because the site slopes significantly toward Baltimore’s Inner Harbor, Morabito Consultants incorporated a driven pile retaining wall system to support lower-level parking and address grade changes between adjacent streets. This solution maximized usable space while maintaining structural stability and constructability.
The project also includes a green roof and coordinated structural modifications for tenant requirements, rooftop mechanical support, elevator lobby adjustments, signage attachments, and parking deck integration. Riverside Wharf demonstrates Morabito Consultants’ experience with mixed-use retail structural design, healthcare tenant coordination, urban site constraints, and sustainable building features.
