Morabito Consultants provided structural engineering services for the controlled de-tensioning of post-tensioned concrete slabs at Shore Club South Beach, located at 1901 Collins Avenue in Miami Beach. The project involved the development of post-tensioned slab de-tensioning plans and a written de-tensioning narrative for floors 5 through 23 of the existing building as part of a redevelopment effort. Morabito Consultants’ scope focused on the safe tendon cutting process, including evaluation of existing structural conditions, preparation of de-tensioning criteria, and design of slab edge protection to help mitigate anchor blowout during the work.

The building’s post-tensioned two-way flat plate system required careful coordination and precise procedures to maintain structural stability during the initial stages of redevelopment. Morabito Consultants’ de-tensioning procedures included locating and marking banded, temperature, and distributed tendons using ground penetrating radar; identifying live-end anchors; verifying shoring prior to tendon release; and establishing controlled tendon cutting locations. The process required special attention to embedded anchors, tendon layout, and sequencing to reduce the risk of structural damage during de-tensioning.

Services included preliminary engineering studies, structural design, preparation of de-tensioning plans, construction-phase consultation, RFI responses, and limited site visits. Shoring, bracing, concrete demolition, and overall demolition engineering were performed by others, while Morabito Consultants provided specialized structural engineering guidance for the post-tensioned tendon release process. The completed scope supported a controlled and safe redevelopment process by helping establish procedures for the careful release of tendon forces and verification of structural performance during the work.
