Morabito Consultants provided structural engineering services for the repair and rehabilitation of Garage D at the Johns Hopkins Mt. Washington campus in Baltimore, Maryland. The three-story, 70,000-square-foot precast parking structure was closed to traffic in 2018 after extensive structural deterioration was identified, including severely compromised girders nearing failure.
Morabito Consultants performed a comprehensive structural evaluation to assess existing conditions and develop viable repair and demolition options. Due to property constraints and demolition challenges along adjacent property lines, the owner elected to move forward with a full parking garage rehabilitation program designed to restore structural capacity while maintaining the existing footprint.
The repair program addressed complex prestressed concrete deterioration, including multiple precast girders where more than half of the prestressing steel tendons were fractured. Morabito Consultants developed targeted repair strategies that stabilized and strengthened the structure without excessive enlargement or major reinforcement. Additional work included waterproofing and structural repairs to exterior slabs, stair systems, and plaza-level elements to improve long-term durability and performance.
