Johns Hopkins University Mt. Washington Marbury Garage
Morabito Consultants served as prime lead consultant and structural engineer for the comprehensive rehabilitation of the Johns Hopkins Mt. Washington Marbury Garage and plaza deck in Baltimore, Maryland. The project addressed long-term deterioration within the below-grade parking structure, including waterproofing failures, drainage deficiencies, concrete distress, and structural deterioration identified through detailed field investigations and testing.
Structural engineering services included repair and strengthening of the three-story below-grade parking garage and complete replacement of the plaza deck waterproofing system. The scope required removal of existing overburden, landscaping, paving, and plaza structures to expose the structural slab for concrete repair and waterproofing preparation. A new sloped concrete topping improved drainage performance, followed by installation of a hot rubberized asphalt waterproofing system, new expansion joints, flashings, and drainage components.
The garage rehabilitation also included concrete restoration, crack injection, expansion joint replacement, and installation of a traffic-bearing waterproofing system designed to extend the service life of the parking structure and reduce long-term maintenance needs. Morabito Consultants provided construction administration, special inspections, and a waterproofing pilot program to test and validate constructible, warrantable repair details before full implementation.
The completed parking garage and plaza deck restoration improved structural performance, water management, durability, and long-term functionality for the Johns Hopkins Mt. Washington campus. The project received the 2011 American Concrete Institute Excellence in Concrete Award, recognizing the quality and innovation of the concrete repair, waterproofing, and restoration effort.
