Morabito Consultants provided structural engineering services for Maple Lawn Farms, a pair of single-story retail buildings totaling approximately 37,000 square feet within the larger Maple Lawn mixed-use community in Howard County, Maryland. The project supports neighborhood-scale retail within a pedestrian-friendly development that blends commercial, office, and residential uses.
The structural design uses tilt-up concrete panels as the primary load-bearing system, supporting structural steel bar joists and metal roof deck. This efficient retail construction approach provided durability, economy, and speed of construction while accommodating the architectural goals of the development.
Gabled roof forms framed with metal stud walls and pre-engineered metal stud trusses create a main-street retail character consistent with the Maple Lawn community. Articulated façade treatments, including architectural finishes applied to the tilt-up panels, enhanced the streetscape and elevated the appearance of the one-story retail buildings.
The project received a Tilt-Up Achievement Award from the Tilt-Up Concrete Association, recognizing Maple Lawn Farms as an outstanding example of tilt-up concrete construction. The completed retail development demonstrates Morabito Consultants’ ability to deliver cost-effective structural systems that support strong architectural outcomes.
