Rotunda
The Rotunda is an iconic Baltimore landmark originally constructed in the 1920s and recognized for its distinctive bell tower. Morabito Consultants provided structural engineering services for the comprehensive redevelopment and expansion of the historic property into a large-scale mixed-use destination.
The project included new retail space, a movie theater integrated with the existing structure, and a multi-level parking garage constructed above a fitness center. This complex vertical mix of uses required careful coordination of structural systems to support varying occupancy types, long spans, and load demands within a constrained urban site.
The redevelopment incorporated podium-style construction, with retail and parking levels supporting residential and mixed-use components above. The overall program included residential units, retail areas, structured parking, and entertainment space, contributing to a mixed-use development exceeding 800,000 square feet.
Structural systems utilized a combination of cast-in-place concrete and post-tensioned framing designed to efficiently support long spans and accommodate architectural flexibility. Foundations consisted primarily of spread footings, with portions of the development incorporating deep foundation systems and retaining structures to address site conditions and existing infrastructure.
Because the project integrated new construction with the existing historic building, Morabito Consultants coordinated structural modifications for tenant fit-outs, new loading conditions, revised architectural layouts, and evolving project requirements.
The Rotunda redevelopment revitalized a historic Baltimore property while introducing modern residential, retail, entertainment, and parking uses within a cohesive mixed-use environment.
