701 S. Eden Street
Morabito Consultants provided structural engineering services for 701 South Eden Street, a 506,000-square-foot, 13-story mixed-use residential development in Baltimore, Maryland. Located in the Fells Point and Harbor East area, the project combines apartments, ground-floor retail, and structured parking within a vertically integrated urban building.
The development includes first-floor retail space, four levels of structured parking, and eight stories of residential units above. This mixed-use configuration required careful coordination of structural systems to support varying load demands, long spans, vehicle circulation, residential layouts, and retail frontage within a single building footprint.
The structure was designed using cast-in-place, post-tensioned concrete supported by a deep foundation system. Tapered and sloped columns were incorporated to accommodate the parking layout, while driven steel H-pile foundations addressed urban site conditions and supported the building’s high-rise residential, parking, and retail components.
A prominent amenity feature is the elevated pool and terrace area, which required specialized structural design to support significant loading while preserving architectural openness and outdoor functionality. The pool design was coordinated with the overall framing system to integrate amenity, residential, and parking uses efficiently.
The completed development demonstrates Morabito Consultants’ expertise in complex mixed-use and high-rise residential structural design, delivering a durable solution that brings residential, parking, retail, and amenity components together in a prominent Baltimore waterfront neighborhood.
