Morabito Consultants provided structural engineering design services for a two-story steel-framed glass enclosure addition to the high-profile 400 East Pratt Street building in downtown Baltimore, Maryland. The project extended the building footprint toward Pratt Street, creating new ground-floor retail space and a prominent lobby entrance that enhances the building’s architectural presence.
The addition includes a composite steel floor system with concrete slab on metal deck integrated with the existing concrete structure. The work required significant structural modifications to the existing floor system, removal of select precast façade elements, curtain wall façade coordination, a high parapet extension, and an open interior stair connection to second-floor office space.
Throughout design and construction, Morabito Consultants addressed complex structural coordination challenges, including deep foundation revisions, pile cap redesign due to field tolerances, column foundation adjustments to avoid existing structural conflicts, flood barrier wall foundations, fire-rated glass enclosure support, and integration of new building expansion elements within the existing waffle slab structure.
