Morabito Consultants provided structural engineering design services for I-97 Business Park Phase III, an award-winning five-story, approximately 126,000-square-foot Class A tilt-up office building developed by St. John Properties near BWI Thurgood Marshall Airport in Millersville, Maryland. The project was Maryland’s first five-story tilt-up constructed office building and advanced the use of multi-story tilt-up construction in the region.
The structural system consists of a steel-framed floor structure supported by interior columns and exterior tilt-up concrete panels, which also serve as the primary load-bearing façade supporting composite metal deck and reinforced concrete slabs. The building incorporates extensive glazing, a brick façade at the base, and architecturally finished tilt-up panels to create a durable, high-performance office building envelope.
Morabito Consultants coordinated structural framing layouts with evolving architectural requirements, including revisions to column grids, stair locations, and elevator locations to maintain efficiency and constructability. The completed building received the 2018 American Concrete Institute Excellence in Concrete Award and a Tilt-Up Achievement Award, recognizing its innovative structural design and milestone role in Maryland tilt-up office construction.
