Annapolis Junction
Morabito Consultants served as Structural Engineer of Record in partnership with Powers Brown Architecture for Annapolis Junction Business Park Building 6, a two-story tilt-up concrete office building for Konterra Realty in Anne Arundel County, Maryland. The project is part of a multi-building business park and was designed as a companion structure to previously completed buildings within the development.
The 60,000-square-foot office building uses a composite steel framing system with steel beams, concrete slab on metal deck, and an open web steel joist roof supported by interior steel columns and exterior tilt-up concrete panels. The foundation system was designed based on site-specific geotechnical requirements, including spread footings, soil bearing capacity, and settlement criteria.
The tilt-up concrete panel system and glazing assemblies were engineered to meet enhanced security requirements, including resistance to explosive blast forces and progressive collapse. Morabito Consultants integrated protective design criteria into the building envelope and primary framing system, then provided construction-phase engineering support to address field conditions, including remediation of tilt-up panel misalignment following the 2011 Virginia earthquake.
