Scarlett Place

Scarlett Place is a highly visible 14-story waterfront condominium complex located along Baltimore’s Inner Harbor. Designed to resemble a villa on an Italian hillside, the tiered residential structure required a durable and efficient structural system capable of supporting stepped building geometry, elevated outdoor spaces, and a four-level parking structure.
Morabito Consultants provided structural engineering design services for this fast-track residential development, developing foundation and framing strategies tailored to the project’s complex form and waterfront conditions. Proximity to Baltimore Harbor introduced significant hydrostatic uplift forces at the lowest parking levels, requiring coordinated structural solutions to protect the garage structure.
The building incorporates a cast-in-place, post-tensioned concrete structural system, with a multi-level parking garage forming the base of the development. The structure was carefully coordinated to support the tiered configuration, rooftop terrace, and waterfront loading conditions while maintaining constructability within an accelerated project schedule.
In addition to the original structural design, Morabito Consultants has remained involved in the long-term performance of the building through parking garage assessments, concrete repair design, waterproofing, and restoration services for key building components.
