Morabito Consultants partnered with Varenhorst Architects to provide structural engineering services for One Water Street, a 16-story waterfront residential tower located along North Columbus Boulevard at the gateway to Old City Philadelphia. The high-rise apartment building offers expansive views of the Delaware River, Center City skyline, and surrounding waterfront district.
The approximately 266,800-square-foot reinforced concrete building includes 247 residential units, ground-level amenity spaces, a fitness center, resident lounge, and rooftop lounge. The structural design supported a modern urban residential program while accommodating site-specific constraints and evolving architectural requirements.
The structural system consists of cast-in-place reinforced concrete flat slabs supported by concrete columns and shear walls, with auger pressure-grouted pile foundations supporting the overall building. During design, Morabito Consultants coordinated alternative framing systems, including Filigree slab construction and Structo-Crete panel systems at select levels, to support the final high-rise structural approach.
Throughout the project, Morabito Consultants worked closely with the design and construction team to address fast-track schedules, owner-driven revisions, and architectural adjustments while maintaining structural coordination and construction progress.
The building was designed with a strong focus on sustainable design and targeted LEED Gold certification. Sustainable features include green roofs, extensive landscaping, and water- and energy-efficient strategies integrated into the overall building framework.
One Water Street provides a modern waterfront residential tower that combines efficient structural systems, high-rise construction expertise, and sustainable design principles within a prominent Philadelphia location.
