Emerson Office Building IV
Morabito Consultants provided structural engineering services for Emerson Building VI, a five-story, approximately 153,000-square-foot office building with an associated one-level parking deck in Howard County, Maryland. The project was developed for Emerson Holding LLC and required a coordinated structural solution for both the steel-framed office building and integrated parking structure.
The office building uses a vertical structural steel framing system supporting composite steel floor beams and metal deck construction. The design incorporated enhanced safety and performance criteria, including blast protection and progressive collapse resistance, to meet demanding project requirements while maintaining efficient office layouts and long-term flexibility.
The associated parking structure consists of a post-tensioned flat plate system supported by concrete columns, with integrated ramps and access points serving lower and upper parking levels. Morabito Consultants later performed field surveys and condition assessments of the parking deck, identifying localized deterioration such as cracking, joint separation, and isolated spalling. Maintenance recommendations included joint isolation, sealant replacement, expansion joint upgrades, and protective silane sealers to extend service life and support continued facility operation.
