Baywoods Life Care Facility
Morabito Consultants provided structural engineering design services for a residential expansion at Baywoods of Annapolis, a continuing care retirement community located on a prominent waterfront site overlooking the Chesapeake Bay. The project created an upscale independent living environment that complements the natural landscape and strengthens the existing senior living campus.
The development includes two six-story residential towers designed to maximize waterfront views and integrate with the sloped site. The structural system incorporates concrete framing with metal truss roof construction, providing strength, durability, and long-term performance for senior living residential use.
The buildings also include three levels of below-grade parking, requiring careful coordination of foundation systems, retaining conditions, and site integration. Morabito Consultants’ structural design balanced architectural goals, waterfront site constraints, parking requirements, and resident-focused functionality to deliver a cohesive campus addition.
