Mercy Ridge

Morabito Consultants provided structural engineering design services for the multi-phase development of Mercy Ridge Continuing Care Retirement Community in Timonium, Maryland. The project created a comprehensive senior living campus with independent living apartments, assisted living residences, commons buildings, indoor recreation spaces, and supporting site infrastructure.
Phase I included approximately 380,000 square feet of independent living apartments, 30,000 square feet of assisted living units, and a 45,000-square-foot commons building. Phase II expanded the campus with two additional seven-story apartment buildings totaling approximately 260,000 square feet, a single-story assisted living facility, a new commons building, and a dedicated indoor heated pool structure.
Structural systems were selected to optimize performance across varied building types. Residential buildings utilized composite concrete floor slabs supported by Hambro composite steel joists and masonry bearing walls, while amenity structures such as the pool and commons buildings incorporated wood framing, glue-laminated timber, and pre-engineered wood trusses. The completed campus reflects Morabito Consultants’ experience with large-scale senior living structural design, phased construction, and durable CCRC development.
