Ginger Cove
Morabito Consultants provided structural engineering design services for a new assisted living and memory care facility on the Ginger Cove campus in Annapolis, Maryland. The four-story, approximately 72,500-square-foot building supports residential and healthcare functions while complementing the scale and character of the surrounding senior living campus.
The structural system consists of steel framing with Ecospan composite bar joist floor framing and a bar joist roof. A distinctive mansard roof at the third floor maintains a visual connection to adjacent two-story buildings while maximizing usable interior space. Additional features include a framed second-floor garden terrace, large outdoor patio, and two-story enclosed pedestrian connection linking the building to an adjacent facility.
The building also includes a third-floor atrium enclosed beneath a large rooftop skylight, requiring careful coordination of long-span framing and roof systems. Morabito Consultants supported construction through underpinning design at foundation interfaces with adjacent structures and evaluation of slab conditions requiring remedial solutions. The project balances architectural intent, constructability, and long-term performance for assisted living and memory care use.
