Morabito Consultants provided structural engineering design services for the expansion and renovation of Roland Park Place, Baltimore City’s only continuing care retirement community. Originally constructed in 1984, the project modernized the campus through new residential, parking, memory care, and amenity spaces integrated with the existing facility.
The expansion included a new four-level parking garage with a roof garden and load-bearing structure for residential units above, as well as a new independent living building that wraps around multiple sides of the garage. The development added independent living units, memory care suites, a café/pub, a 200-seat auditorium, and expanded campus infrastructure to improve resident amenities and capacity.
Renovations to the existing community included a new entrance and two-story lobby, auditorium improvements, enclosure of existing balconies and nursing porches, mechanical system upgrades, and reconfiguration of residential care spaces. Structural systems included post-tensioned concrete slabs for the parking structure, steel and concrete framing for podium and residential levels, wood framing above transfer slabs, and shear wall systems for lateral resistance.
Morabito Consultants also optimized the parking structure layout and coordinated column grids with residential units to maximize parking capacity within a constrained urban site. The completed expansion enhances functionality, resident experience, and long-term performance for this established Baltimore senior living community.
