Greenspring Town Center Renovation
Morabito Consultants provided structural engineering design services for a multi-phase renovation and addition to the Community Building at Greenspring Senior Living Community Town Center in Springfield, Virginia. The project replaced an existing pool facility with a new aquatic and fitness center while expanding community amenities and gathering spaces.
Phase I included a new two-story masonry stair tower adjacent to the Potomac Café. Phase II included a new elevator within the existing structure and a 17,450-square-foot addition to the Town Center. The new Aquatic Center includes a 77,400-gallon swimming pool, spa, and fitness center at the main level, with the Potomac Café located above.
The structural system utilizes composite steel framing with reinforced concrete foundations and expansion joints separating new construction from the existing building. The roof was designed as an accessible outdoor terrace with plaza pavers, large planters, fire pits, and seating areas. Additional structural coordination included retaining walls up to 10 feet tall and terrace framing modifications to support significant architectural and landscape loads.
