Morabito Consultants provided structural engineering services for Camden Court Apartments, a 14-story, 270,000-square-foot multifamily residential building in Baltimore, Maryland. The development includes 208 apartment units, ground-level parking for 111 vehicles, and a small retail component, creating an active mixed-use residential environment within a high-profile urban neighborhood.
The project presented significant site challenges, including tight urban constraints and an active subway line running directly beneath the structure. These conditions required careful coordination of foundation design, load paths, and construction sequencing to protect existing infrastructure while maintaining structural performance and constructability.
The structural system consists of a post-tensioned concrete flat plate frame supported by reinforced concrete shear walls, providing an efficient layout for high-rise residential use. Exterior masonry veneer walls contribute to the building’s durability and architectural character, while a caisson foundation system accommodates subsurface conditions and site limitations.
Through strategic structural design and close coordination, Camden Court Apartments successfully addressed complex urban site conditions while delivering an efficient high-rise residential building that integrates with the surrounding downtown Baltimore neighborhood.
